1)  What is the form of ownership of the plots available ?

Land, presently, is available in Phase 2 and Phase 3 on Long term Lease basis for a period of 99 years .The Party may sub-lease or mortgage the land
 
2) Is it agricultural land or does it fall under any restricted area?

Land on offer will be fully developed plots , of 2 acres each ,and tenants may occupy areas in multiple of 2 acres. It is a non-agricultural land and does not fall in any restricted area and is reserved for bio-pharmaceutical manufacturing or any biotech related activities only. The land basically belongs to Govt. of Gujarat ( Gujarat Industrial Development  Corporation , GIDC ) and is free from any encroachment.

3) If I purchase plots ,can I still make use of the Incubation facility and other common facilities in the park?

You would be entitled to use the Incubation Facility , Pilot Plant Facility, Animal House ( Including Experimental Animal House ) etc. at nominal cost / rent on priority basis. You will also enjoy other patronage of Govt. of Gujarat as per the prevailing biotech policy of the state.

4) How accessible is the location at Savli International Biotech Park ?

Accessibility by -
Road- 8 Km from National Highway. ( NH 8 )

Rail – 20 Km from Vadodara Railway Station

Airport – 14 Km from Vadodara Domestic Airport and

             80 Km from Ahmedabad International Airport

 City hub – 10 KM

5) What are the applicable electricity tariffs and water charges?

Electricity charges – Rs. 5 to Rs.6 per unit ( Subject to load )
Water Charge :- Rs. 9 to 10 per Kl
Water and Electricity can be made available in abundance. Water will made available by GIDC and is drinking water. ( Potable water ). It is as good as municipal water ( pre treated / chlorinated ) but will be supplied at industrial tariff. Infrastructural Aspects of Electricity, Water and Telecommunications will be taken care of by the Management.
 
6) What are the procedures for Environmental clearance and is it a lengthy procedure ? Is the park equipped with requisite facilities?
 
Environmental Clearance for the park has been obtained. There will be a Common Effluent treatment plant and incineration facility. However you will have to follow GPCB guidelines and discharge the effluent after primary treatment. Separate STP and storm water drainage piping have been laid. Being that EC will be taken for entire area by us, you need not have to apply for it separately.
 
7) Do you have a separate  SEZ zone ?If so what are the incentives available for setting up a unit there?
The Park has been divided into separate SEZ and Non-SEZ zones. A unit in the SEZ zone can avail of all the facilities and incentives extended by the State and Central Government. Formal approval for phase I is already in place. ( Please refer www.sezindia.com ). SEZ formalities for Phase II and III is in progress. 
 
8) What is the labour scenario and how strong are labour unions ?

Labour Situation – Least no. of man days lost due to industrial unrest.( 0.94% of the country ) while industrial production being 16.2% of total national production. Skilled Labour are easily available at reasonable cost. Vadodara being hub of education ,highly skilled labour is   available relatively easily.

9) What is the Policy of the State Government ? 

An Industry friendly State government policy with biotechnology has become the thrust area .Please refer  Biotechnology Policy 2007 – Govt. of Gujarat. As you know that Gujarat is an entrepreneur friendly state and government  is very much serious in the development of biotech park within its state.
 
10) What are prevailing property tax rules ?

11) Are pharma units permitted inside the processing area of the Park? 

The park is reserved for Biotech activities only. Hence No pharmaceutical , bulk drug manufacturers and chemical industries etc are not allowed inside the processing area of the park. Above companies diversifying in the biotech business are well come.   

12) Can I draw Ground Water for my unit ?
 
Drawing of ground water is not permitted inside the park
 
13) What is the cost of the land?
 
Cost of the built to suit plots can be worked out on the basis of your area requirement and various kind of facilities and services availed.
